Address-level precision

Zone AE next door.
Zone X at your door.

Flood risk isn't a ZIP code problem — two houses on the same street can be in different FEMA zones. GeoClear resolves flood classification at the individual address level, the same way FEMA does it: by matching coordinates against the National Flood Hazard Layer polygon boundaries.

Zone AE — Special Flood Hazard Area (SFHA). Mandatory flood insurance for federally backed mortgages.
Zone X — Moderate or minimal flood hazard. Outside SFHA; insurance not federally required.
Zone A — SFHA without detailed elevation data. High risk; Base Flood Elevation not published.

Flood risk is address-level, not ZIP-level. GeoClear resolves it per coordinate against FEMA NFHL polygons.

AE
High risk — detailed
1% annual chance of flooding. Base Flood Elevation established. Most common SFHA zone. Flood insurance mandatory for federally-backed mortgages.
SFHA — flood insurance required
VE / V
Coastal high hazard
High-velocity wave action in addition to flood risk. Stricter building standards apply. Most restrictive zone — found along coastlines.
SFHA — flood insurance required
A / AO / AH
High risk — approximate
1% annual chance of flooding. BFE not established for A zones. AO = shallow sheet-flow. AH = shallow ponding. Detailed study not yet performed.
SFHA — flood insurance required
X (Shaded)
Moderate risk
0.2% annual chance of flooding (500-year). Or areas protected by levee from 1% flood. Flood insurance not mandatory but recommended.
Outside SFHA
X (Unshaded)
Minimal risk
Outside the 500-year floodplain. Minimal flood hazard. No mandatory flood insurance requirement. ~70% of US addresses fall here.
Outside SFHA
D
Undetermined
Flood hazard not studied. Risk unknown. Common in rural areas without detailed flood mapping. Lenders may require flood insurance determination.
Risk undetermined
